Terms and Conditions

Please read these terms and conditions before making your booking. Please do not hesitate to contact us if you have any questions about them.

The Rental Contract is between the Occupier and the Villa Owners

The occupier is the person named on the booking form and is responsible for all the obligations and conditions of hire. The occupier must not pass the booking to another party and should be in residence at the property during the whole of the rental period.

The villa is let for a maximum of six adults and children and one baby and on the basis that the accommodation is for holiday use only for the specified period and neither the occupier nor any person accompanying him/her has the right to remain in the accommodation beyond the agreed end date.

We reserve the right to refuse any rental.

Pets - Animals or pets are permitted only by prior arrangement with us and on the understanding that all evidence of the pet is be cleared before departure. If there is any damage or extra cleaning costs incurred as a result these will be charged for with 21 days of the departure date.

A deposit of one third of the price of the rental period to be paid at the time of booking with the balance paid in full 8 weeks before the date of arrival. Bookings made 8 weeks or less before the date of arrival must be paid in full at the time of booking.

A refundable deposit of £150 to cover against breakage, additional housekeeping and for the return of the villa keys, will be charged for each rental. This amount will be returned in full to the contact details on the booking form, normally within 14 days of completion of the holiday, provided no loss or damage has been incurred to the property or its contents. Please ensure therefore that these contact details are correct .

The villa keys will be sent to the occupier by special delivery in the week prior to travel. The deposit will only be returned on receipt of the keys in the UK.
We have made every effort to describe the property as accurately as possible but cannot be held responsible for any disappointment arising from pre-held expecations on the part of the customer. All details on the website are believed to be correct at the time of publication, but we can make no absolute guarantees as to accuracy and we reserve the right to amend the prices and/or descriptions given. 

We cannot accept liability for any events occurring outside our control during the holiday rental period, for example the breakdown of domestic appliances, plumbing or wiring or damage caused by the weather. Any such problems occurring should be reported to us so that we can take immediate action to rectify the situation with the minimum of inconvenience to yourselves.

The occupier(s) must observe any general rules and regulations that applyto the property and must do nothing to make void any policy of insurance. must not cause a nuisance to neighbours and must allow us reasonable access.

Premises must be vacated by 10am on the day of departure and occupied after 4pm to allow adequate time for cleaning the premises.

Personal property left by the occupiers can be forwarded at the occupier’s cost. Unclaimed articles will be disposed of after a period of 28 days.

Smoking is not permitted inside the villa, but is allowed outside on the terraces.

Care of the property - The Occupier is responsible to the owner for the actual costs of any breakage or damage, along with additional costs that may occur caused by any member of his/her party, and must agree to take good care of the property and its contents leaving it in a clean and tidy condition on departure. The deposit against breakages and additional housekeeping will be returned to the occupier within two weeks of the end of the stay provided that the property has been left in a satisfactory condition and the keys have been returned. Please report any damages or breakages to property or its contents on or before departure to enable us to repair or fix these these prior to the arrival of the next guests.

The Occupier's liability is not limited to the £150 deposit against damage/breakage.

Liability - The owner shall not be liable to the occupier or any persons accompanying him or her for any accident or personal injury, expenses, any loss or damage of personal effects or any inconvenience that may be incurred in during the holiday rental stay. We recommend that you take out your own insurance to cover you against any such unforeseen event.

The owner has no liability for any change to or cancellation of bookings as a result of any unforeseeable circumstances such as for example fire, flood, exceptional weather conditions where access is still possible to the proeprty. Under no circumstances will our liability exceed the rental paid for the property.

Nothing in these Terms and Conditions purports to limit or exclude liability for personal injury or death as a result of the negligence of the owner, its agents and sub-contractors. Your statutory rights are not affected

Complaints - Our aim is that you enjoy a relaxing holiday but if you do have a complaint it is essential that you report it immediately so that we can do our best to resolve it. We cannot accept claims for compensation lodged after departure as it is no longer possible to investigate the problem and take remedial action.

Cancellation

In the event of a cancellation we will make every effort to re-let the villa at full cost, or reduced rate if necessary to achieve a booking.

If we succeed in re-letting the villa, we will refund all monies paid after deducting a £35 administration fee, once we have received and cleared the deposit/payment for the new booking .  If we are unable to re-let the villa you will become liable for the full cost of the rental.

It is a condition however that we are immediately informed by telephone of a cancellation and that this is subsequently and promptly confirmed in writing.

We strongly recommend that you take out your own Cancellation Insurance cover.
